Location:

The industrial land is situated on the southeastern outskirts of Csévharaszt village, in close proximity to the M4 and M5 motorways—one of its key logistical advantages. The site is accessible via Main Road 405, which connects the M4 and M5 motorways between the Újhartyán and Albertirsa junctions.

The main access road to the development area runs in a northwest-southeast direction, along the northeastern boundary of the existing industrial park. A paved (asphalt) road leads directly from the junction to the site boundary.

Coordinates: Csévharaszt is located near the geographical center of Hungary, in Pest County.

Utilities & infrastucture:

All essential utilities are available in Csévharaszt, including: Drinking water, sewer system, natural gas, electricity and full telecommunication and internet services.

Electricity supply:

The surrounding 20kV medium-voltage network is supplied by transformer stations in Monor (120/20kV) and Albertirsa (750/400/120kV). The Monor station offers scalable capacity to meet any business demand. Electricity is provided by MVM (DÉMÁSZ), Hungary’s national utility company.

Water supply:

Water is sourced from local groundwater via on-site drilled wells, ensuring reliable supply for both potable and industrial use.

Wastewater Management:

Treated wastewater can be managed through on-site infiltration or discharged into the Vasad(2) main sewer channel, located approximately 750 meters from the site.

Rainwater drainage:

Each company within the industrial park is responsible for managing rainwater drainage on their respective plots.

Natural gas supply:

A natural gas pipeline runs through the industrial land. Connection is available with approval from the distribution company. Higher demand can be met via a MOL Nyrt.-owned pipeline located 6 km from the site.

Telecommunication:

Telecommunication services are provided by Telekom and One, offering a full range of modern digital solutions. The area is covered by a high-speed optical cable network, with both underground and overhead infrastructure in place.
